Complete Guide to Buying Your First Home in Lethbridge, Alberta
Getting Started: Are You Ready?
Buying your first home is one of the biggest financial decisions you’ll ever make, and it’s completely normal to feel a mix of excitement and nerves. The good news? Lethbridge is one of the most accessible real estate markets in Alberta, and with the right preparation, the process is very manageable.
Before you start scrolling through listings, let’s make sure you’re set up for success.
Step 1: Get Your Finances in Order
Mortgage Pre-Approval
This is the single most important step before you start house-hunting. A mortgage pre-approval tells you exactly how much you can afford and shows sellers you’re a serious buyer. Speak to a mortgage broker or your bank to get this sorted.
Down Payment
In Canada, the minimum down payment is 5% for homes under $500,000. Between $500,000 and $999,999, it’s 5% on the first $500,000 and 10% on the remainder. If you’re putting less than 20% down, you’ll need mortgage default insurance (CMHC or equivalent).
First-Time Buyer Programs
- First Home Savings Account (FHSA): A tax-advantaged savings account specifically for first-time buyers.
- Home Buyers’ Plan (HBP): Withdraw up to $60,000 from your RRSP tax-free for your first home.
- First-Time Home Buyers’ Tax Credit: A federal non-refundable tax credit to help with closing costs.
Step 2: Find a REALTOR® You Trust
Working with a local REALTOR® who knows Lethbridge inside and out makes a world of difference. Your agent will help you find properties that match your criteria, negotiate on your behalf, handle the paperwork, and guide you through every step. As a buyer, you typically don’t pay your agent’s commission directly—it’s covered by the seller.
Step 3: Start House-Hunting
This is the fun part! Based on your pre-approval amount and wish list, we’ll narrow down the search. I always recommend being clear about your must-haves versus nice-to-haves. Location, number of bedrooms, garage, yard space—figure out what you absolutely need and where you’re flexible.

Step 4: Make an Offer
When you find the one, we’ll put together a competitive offer. In Alberta, purchase contracts typically include conditions such as:
- Financing condition: Ensures your mortgage is formally approved.
- Home inspection condition: Gives you the right to have the property professionally inspected.
- Property condition: Allows your lawyer to review the title and any caveats.
We’ll discuss the right offer strategy based on the current market conditions and the specific property.
Step 5: Conditions and Due Diligence
Once your offer is accepted, the clock starts on your conditions. This is when you’ll finalize your mortgage, schedule a home inspection, and have your lawyer review everything. I’ll coordinate all of this with you to make sure nothing falls through the cracks.

Step 6: Remove Conditions and Firm Up
If everything checks out—your financing is confirmed, the inspection is satisfactory, and the title is clean—we’ll waive your conditions, and the deal becomes firm. At this point, the property is essentially yours. Your deposit is held in trust, and we move towards closing.
Step 7: Closing Day
Your lawyer will handle the transfer of funds and register the property in your name at the Alberta Land Titles Office. You’ll sign your mortgage documents, pay your closing costs (lawyer fees, title insurance, adjustments), and then… you get the keys!
Typical Closing Costs in Lethbridge
- Legal fees: typically in the range of $1,000–$2,000
- Title insurance
- Property tax adjustments
- Utility connection fees
- Moving costs
One great thing about buying in Alberta? There is no provincial land transfer tax. That’s a significant saving compared to provinces like Ontario or British Columbia.
