The Established Side of Lethbridge

While West Lethbridge gets most of the buzz for new development, North Lethbridge holds a special place in the city’s identity. This is where you’ll find tree-lined streets, character homes, generous lot sizes, and some of Lethbridge’s most iconic parks and green spaces. For buyers who value maturity, space, and value, the north side deserves serious consideration.

Lethbridge College and the North Side Economy

Lethbridge College is the north side’s anchor institution, and its presence brings a steady population of students, instructors, and support staff. The college’s practical, trades-focused programs mean there’s always demand for housing in the area—a consideration for investors looking at rental properties.

Beyond the college, the north side is home to a diverse mix of commercial and retail businesses along Mayor Magrath Drive and throughout the neighbourhood.

Neighbourhoods Within the North Side

Westminster

A well-established residential area with mid-century homes, large lots, and a quiet, family-oriented atmosphere. Westminster is popular with buyers looking for value and space.

Senator Buchanan

Close to Henderson Lake and the Japanese Garden, Senator Buchanan offers some of the north side’s most desirable real estate. The proximity to green space and the park’s amenities is a real draw.

Uplands / Varsity Village

These areas sit near the edges of the north side and offer a mix of older and newer homes. They’re well-connected to both the north side’s amenities and the rest of the city.

Parks and Green Spaces

This is where North Lethbridge truly shines:

  • Henderson Lake Park: One of the city’s flagship parks, with a lake, walking paths, picnic areas, and the iconic Nikka Yuko Japanese Garden.
  • Nicholas Sheran Park: A large lake and park on the north-west edge, popular for fishing, paddleboarding, and swimming in summer, and skating in winter.
  • Peenaquim Park: A natural area along the Oldman River valley, offering trails and wildlife viewing.

If outdoor access is a priority for your family, North Lethbridge is hard to beat.

Schools

The north side has well-established schools at all levels. Many have been serving the community for decades and have strong reputations. Both the public and Catholic school systems are well-represented across the north side.

Housing Mix

North Lethbridge offers one of the most diverse housing mixes in the city:

  • Character bungalows: Mid-century homes with large yards, many lovingly updated
  • Bi-levels and split-levels: Common in the ’70s and ’80s neighbourhoods
  • Newer infills: Some lots have seen newer construction replacing older homes
  • Condos and apartments: Options near the college and along major corridors

One of the north side’s biggest advantages is value. Dollar for dollar, you often get more space—both inside the home and in the yard—compared to the west side.

Amenities and Daily Life

North Lethbridge has everything you need for day-to-day living: grocery stores, medical clinics, banks, restaurants, and retail. Mayor Magrath Drive runs through the area and is one of the city’s main commercial corridors. The ENMAX Centre (home to the Lethbridge Hurricanes) and the Yates Memorial Centre for the performing arts are both on the north side.
